chilask asked: I intend to run my own real estate investment company and would like the following questions answered. My understanding is that the pros use hard money to fund their deals and if they dont sell the rent the property. After some analysis i realized that after rehabing the property and you decide to rent, 90% of the time the rental doesnt cover the mortagage. How long do you have to carry the negative loss assuming you have 10 properties at one time ?

skattered0077 asked: discriminating because I will not rent my investment property to people who do not have reliable employment. I have been told by few people that I am discriminating against them, but how do they expect to pay $280/week in rent if they dont work? I have had problems in the past with people who dont work not paying rent on time, if at all and have been forced to evict them. Do you think I am being fair?
just so you know…the property is in Cairns, Australia…$280/week for a four bedroom is below market value…I am not overpricing the house…

greenlady asked: I hired a property management to rent out my property and I signed a contract for a year. It has been a year and I want to terminate them because they are not doing anything. Now, according to them, they would keep the security deposit plus 200 dollars in fees. Is this legal? What can I do to make them go away.
yes, it is because the produce the tenant and the tenant is not moving out, should I tell the tenant to give the property management a 30 day notice to move out even though they are not moving out?

melissa n asked: I am a property owner and up till now, I have been happy to rent the property out. However, I have decided to turn it into a place where women can go to after drug rehab or after exiting corrections. I no longer want it to be a rental. I want it to be acknowledged as a recovery home for young women seeking assistance. How do I legitimately declare it a House of Recovery. Who do I notify of this and how?

Burnell8 asked: I live next door to a rented property and the current tenants are a nuisance to say the least. I have tried approaching them direct but to no joy. Please can you tell me if there is a way I can locate the people or agents who rent this property to them so I can inform them of the situation? I didn’t know if there is a search I can do online that will tell me the landlords/Agents name?
