Knowledgeluster asked: If I use a property management company to rent my house out and the tenant decides to sue, is s/he going to sue the property management company or me? The lease would be between the tenant and the property management company. Please provide any research resources in your answer.

dana asked: I am planning to rent out my house. I have made considerable renovations to the property. I was told that I could write these home improvements off when my house becomes a rental prop. What I am not clear on is whether I can write things off if I am working with a property management company or if I must manage the property myself. I am not sure if there is a difference.
I would appreciate any clarification on this from people in the know! I want to be assured that I can write off these improvements, as it exceeds $25,000 at this point. Thanks.

Foster c asked: We rent a house in LA. Our landlord has given us 60 days to vacate (completely fair). However, in those 60 days he plans on having real estate agents and prospective buyers tromping through the house regularly (often while we are not there). Is this legal? I don’t want strangers in my house when I am not there. Can someone refer me to a legal statute that would help answer my question definitively (the lease has no relevant clause).

Matt asked: I currently rent a house from a couple and they are now getting divorsed. Both individuals have contacted me and told me to give only Him/Her the rent money from now on. How do I make sure that i don’t get screwed during this?
…I want to do this in the Cheapest way possible. I don’t want money to come out of my pocket (like paying for a lawyer).

randyjess717 asked: We rent out the house and live in another state. We are concerned about what the mortgage company would be able to take from us other than the house if a foreclosure happens?
For example: bank accounts, paychecks, future annuity payments, or any thing else owned?
We are not financially able to continue making payments long term but are current with payments at this time. We have also tried selling but with no luck.
We are a married couple but only one of us on the deed, if this makes any difference.
