P. D. asked: What does it take to qualify to buy investment property? At a discounted rate (because of the times). What kind of credit/assets/day job income/present mortgage does the bank look for? Will my main home be in trouble?

Independent_guy asked: or is it “not my business”? I do not even know the name of the person owning the company that owns the property I’m buying. Is it important that I get a name? THANKS.

pantheress559 asked: In 2008 I am looking to buy property (I’m currently renting). Do you think it is wise to buy my first property as an investment property (2 / 3 flat building) opposed to buying a town home?

pantheress559 asked: I want to buy an investment property, my middle score is 580 but I have up to $8k for downpayment (excluding closing costs). How difficult would it be for me to find someone to finance me? (I won’t be living on the property).

Simeon asked: I am just starting out in the investment property world. I am pretty sure I should set up a Corporation, LLP, or LLC for tax and liability purposes. Would some of you real estate gurus please advise? Thank you.

RM asked: I purchased an investment property for $370k and its worth $390k minimum. I’m negative $740 a month on this rental and I currently have a tenant. The first mortgage is an interest only loan with a 7.50% rate and a lovely 6 month pre-pay penalty. My rate is high because i bought this as an investment property. Should i sell this investment property and accept my losses and move on? It would literally take 5 years for the rental income to cover the mortgage payment. This was my worst investment of all time but I did so well selling my other rentals I wanted to buy something else asap. So at this point should i sell my investment property or should i just eat $740 a month? I enjoy tax deductions but this isnt the right way to get one.

sid98gal asked: Our investment properties are loaded tax wise 99% on my husband (as he is the main income earner) and 1% on me (as I have a very minmimum casual job). All has been done through a solicitor and accountant, and a friend of ours (professional) claims that if we were to be audited by the tax department we could be in alot of trouble. IS THIS TRUE?
