LN asked: I’m looking to change careers into real estate, and have a personal interest in beginning a portfolio of investment properties. What are the best books out there dealing with real estate finance, buying foreclosures, renting properties, flipping, and understanding the general market? Also, what newspapers/magazines do you recommend?

h l asked: I own two investment properties in AZ…I have perfect credit but I am upside down on them and so in the RED! I am going to try a short sale but if I am declined then I will have to foreclose on them. My question is will the banks put liens on my primary home in CA if I foreclose? Or do I just live with poor credit for 7 years?
I have renters for both properties but I am still so in the red!

Tony asked: Where can I go to look up basic information about properties in Arizona through the APN #?
Ideally the service would be free but I’m open to sites that are on the lower end of cost. I’m researching some investment properties and all I have to start my search is APN.
I MAINLY need to know the amount of Bed/Bath or if the property is even residential. I MUST be able to search via APN.
Any ideas?

panty t asked: my brothers and i want to put in our money together and buy a few investment properties to rent out so we were wondering how would we do this? i was thinking of making a trust and putting the properties under the trust so everything would be equal but my oldest brother was thinking of setting up a management company business. so what do you think we should do?
and no we are not afraid of one of us trying to ***** any of us over it’s just that we want everything to be under one entity or whatevers

moor questions asked: I bought first property for $119,000 in September of 2005 and the second property for $127,000 in January of 2006. When I used tax filing software to do my taxes for 2005 and again for 2006,the software indicated that I had zero depreciation for both years.What am I doing wrong. It too late to do anything about last year taxes, but I have not filed my 2006 return as yet. I was told by people with investment propert that I could claim depreciation as soon as the houses became marketable.Is there a mistake that I made or is the mistake with the software?
