chilask asked: I intend to run my own real estate investment company and would like the following questions answered. My understanding is that the pros use hard money to fund their deals and if they dont sell the rent the property. After some analysis i realized that after rehabing the property and you decide to rent, 90% of the time the rental doesnt cover the mortagage. How long do you have to carry the negative loss assuming you have 10 properties at one time ?

I still need specific details as to what all you can itemize on your taxes when it comes to your investment property.
So far I’ve heard that you can deduct:
Morgage Interest
Depreciation
Management Fees
Maintenance
Are there any other tax advantages that I am missing? Can you claim the Property Insurance?
Any and all property related tax info is greatly appreciated.

And no Property management is not selling houses. Property management is managing an apartment building, condo, dorm, garden style apartment complex, office building, hotel/resort, or other structure that is leased or managed for someone or for a company or condo board/

h l asked: I own two investment properties in AZ…I have perfect credit but I am upside down on them and so in the RED! I am going to try a short sale but if I am declined then I will have to foreclose on them. My question is will the banks put liens on my primary home in CA if I foreclose? Or do I just live with poor credit for 7 years?
I have renters for both properties but I am still so in the red!
