drdocaj asked: Here’s what happened: We’re renting a home. Saturday at some point in the early morning, one of the kids, got up, used the bathroom, flushed the toilet and went back to bed. Around 9:15am I got up opened my bedroom door and stepped into a flooded hall way. Not just the hall, but it went into all of the four bedrooms and part of the laminate flooring in the family room. Which, is now buckling up. We can’t get a hold of the landlord, I’m thinking they are out of town, because they always get right back to us. Anyways, I’m just wondering if something like this is covered with a homeowners policy and if not, who is responsible? Is this considered an accident? We have renter’s insurance, but it only covers our personal belongings. I’m thinking all of the carpet will need replacing, we have already pulled it up and took out the pad, meanwhile our house smells like s**t! No **** overflowed, but the carpet just stinks!

new home owner asked: We recently purchased a home, built in 1951. The local building inspector slapped a “Vacant” sticker on the property and revoked occupancy (he said there was a ***** in the exterior foundation wall). We have had possession for only 1 week. The house is pretty empty because we are replacing flooring and painting. There is running water, adequate septic field and a sleeping bag to constitute someone living there. What legal rights do we have? The inspector’s reasoning is shaky when questioned. Do they have any right to enter the house to inspect?

?Bo$$ Lady? asked: able to take the course is online. So, from your own experience or knowledge, would anyone on here happen to know of any GREEAAAT online real estate courses? OK, I know a few, but I am just trying to get other suggestions/opinions before I select one and dive in head first. All answers, opinions, or suggestions are greatly appreciated.

I am considering leasing a car sometime this year, and this might be a dumb question but…
How does it affect your credit…does it count as an actual debt?
Lets say I leased a car. If I wanted to calculate my debt to income ratio, would that be included as debt?

drf2684 asked: When applying for loans should I indicate that I plan on using this as my primary residence or apply as a rental? I know what I should do, but I want to know what the common practice is. A mortgage broker friend told me I would be stupid to get a loan as a rental property and to say it was my primary.

Carl G asked: Im buying a house with a 1990 Rane heat pump. It is under contract. Can I do any tests myself to see if is in good working order? Basically I dont want to buy the house then have it go bad. I am pretty good mechanically. I will have a home inspector, but what I understand is they cant take anything apart or open up anything. Thanks for any info…
